Terms and Conditions

  1. Bookings between the owners of the property (hereafter called "The Owners") and the person making the booking   (hereafter called "The Client") are valid after:

    a)    The booking form has been completed, signed and received by the Owners.
    b)    The appropriate deposit has been paid.
    c)    The booking has been confirmed in writing to the Client by letter, email or countersigned copy of the booking form.
     

  2. The person who signs the Booking Form certifies that he or she is authorised to agree the Booking Terms and Conditions on behalf of all persons included on the Booking Form, including any persons who may be substituted or added at a later date.  The signatory must be a member of the party occupying the property and must be 21 years or over.  Bookings cannot be accepted from parties of young people who are under 21 years of age.
     

  3. A £250 or $350 deposit must accompany bookings of up to 14 nights (£375 or $525 on 21 night stays, £500 or $700 on 28 night stays). This deposit is non-returnable. The balance, including the Security Deposit, must be paid ten weeks prior to the commencement of the vacation.  If your payment is rejected by our bank for whatever reason, we will make an additional charge of $30 for each rejected payment to cover the bank charges and administration costs. The Security Deposit will be returned to the Client, normally within 14 days after the completion of the vacation, as long as any key(s) are returned and no damage or loss is reported. The Security Deposit, apart from covering loss or damage may also be used to cover "excessive" use of electricity (e.g. running the air conditioning on full with external doors left open), or "excessive" cleaning requirements, due to the house being left in a very dirty state.
     

  4. If the Client wishes to cancel the booking he should advise the Owners immediately by telephone followed by confirmation in writing or by e-mail.  Upon receipt of such notification the Owners will (without obligation to the Client) use best endeavours to obtain a replacement booking and, if such replacement is obtained will refund to the Client any monies paid less the deposit.  If the Owners are not able to re-let they shall be entitled to retain all payments already made and if not already paid, the balance of the rental charges as follows:

    Should you need to alter your booking, we will try to accommodate your needs. However, if the changes requested are not possible and you need to cancel the booking, the above charges will apply.
     

  6. In the unlikely event that circumstances beyond the Owners' control necessitate the cancellation of the rental arrangement, The Owner reserves the right to cancel any bookings at any time and will only be liable to refund monies already paid by the Client. However the Owners will, if possible, offer alternative accommodation of a similar high standard which may be accepted or rejected by the Client.
     

  7. The property is available for occupancy after 4.00 p.m. on the day of arrival and must be vacated by 11.00 a.m. on the day of departure. Early check-ins or late check-outs may be accommodated and must be agreed with the Owners in advance.
     

  8. The Client agrees not to sublet or share the property. Only persons named on the booking form are allowed to use the villa and its facilities. Please ensure that we are notified of any changes to the original booking, as unauthorised persons staying or using the facilities at the villa will cause the whole party to be excluded from the property without refund.
     

  9. The Client agrees to pay for any breakages, losses or damage caused to the property and/or its contents during their stay. We fully understand that accidents may happen in the home but we also ask you to understand that if they do then you will be responsible for the cost associated with the repair/clean-up of any accident.
     

  10. The Client agrees to take good care of the property and leave it in a clean and tidy condition at the end of the vacation. The Cleaning staff only have time to clean the bathrooms, wash linens, vacuum and dust. The fee for that is included with the rental. Guests are expected to leave the home as they find it. Reasonable soiled linens and normal wear and tear is accepted. Please also ensure that blinds are not damaged and the carpets are not stained. You also need to put garbage out for collection and return the trash bin to the garage on the same day it has been collected, details of collection are provided in the guest "Welcome Book". 

  11. Please clean the Barbeque/BBQ after use. A $35 charge will be made from the security deposit to cover professional cleaning if the Barbeque/BBQ is left dirty.

  12. The Client agrees not to act in any way which would cause disturbance to those resident in the neighbouring properties. Florida State law demands "reasonable quiet" after 10pm.
     

  13. The Client agrees to permit the Owners or owners agents access to the property to carry out maintenance if necessary. 
     

  14. No liability is accepted by the Owners for loss of mains services or failure of appliances. Nor for the consequences of the actions or omissions of persons who may control supply of mains services, nor any actions taken in the vicinity of the property by any authority over which there is no control by the Owners.
     

  15. The Owners do not accept any liability for injury, damage, loss or delay by any reason or for any claim made as a result of this booking and/or the subsequent vacation.  The Client is responsible for taking out adequate insurance policies to cover all risks. This waiver is also applicable to people visiting the property as guests of the Clients.
     

  16. The Owners do not accept any liability for injury, damage or loss caused, or for any such claim by a third party as a consequence of actions by the Clients and other people occupying the property during the period of the let.
     

  17. If there is anything in the home that needs attention then please let the Owners agent know immediately. Under no circumstances attempt to effect a repair yourself. Occupants will be fully accountable for any damage caused whilst tampering with any equipment or fixtures and fittings relating to the property.
     

  18. The Owners and the owners agents do not accept liability for any accident, injury or death, howsoever caused, as a result of the use of the, swimming pool, spa and pool/spa area. Guests should always observe the safety rules and notices provided, and are specifically requested NOT to allow children to use the pool, spa or pool/spa area unsupervised. No liability is accepted for accidents resulting from, or relating to, use of the Bar-Be-Que. Children (under 21) are not allowed to use the Bar-Be-Que.
     

  19. If you encounter any problems whatsoever with the pool and its equipment, please report it to the Owners agent immediately. Under no circumstances attempt to rectify the problem yourself. Occupants will be fully accountable for any damage caused whilst tampering with the pool equipment.
     

  20. For safety there is a pool fence inserted in the pool deck, which can easily be removed when the pool is in use. This fence must be reinserted into the decking when the pool is not in use, as it restricts unsupervised access to the pool and spa.
     

  21. Pool heat is available on request and will incur an additional charge for a minimum period of 7 days. This will be switched on for the days ordered on the Booking Form, or if not booked, by agreement with the Owners agent. The Owner is not responsible for warmer than expected weather, and heating still has to be paid for. A pool blanket is provided to retain pool heat, which must be in place during the colder months (October-March) when the pool is not in use.
     
  22. No Smoking policy - Please note, for the comfort of all our guests, the Owners do not allow smoking within the villa.  However, smoking is permitted outside around the pool area. Evidence of smoking in the house, will necessitate an extra special clean which will be paid for from the Security Deposit.  

  23. Pets are not permitted to accompany you during your stay in the villa. The Owners agent has the authority to exclude any party bringing pets to the villa and additional cleaning will be paid for from the Security Deposit.

  24. No items must be removed from the villa, this includes linens and towels. Any breakage or damage to inventory items must be reported to the Owners agent.

  25. For your convenience a Guest "Welcome Book" is located in our villa providing additional information and safety instructions on our property and equipment. Please take time on your arrival to review its content and specifically the safety and emergency evacuation instructions.
